Position Summary:
Hillwood Urban is seeking an Assistant Chief Engineer to support the operational management of a newly constructed Class AA commercial office building located in Uptown Dallas, Texas. This individual will work under the Chief Building Engineer, assisting in overseeing building systems, working with the engineering staff, and ensuring the seamless execution of preventative maintenance, repairs, and tenant improvement projects. The ideal candidate will demonstrate expertise in HVAC, electrical, plumbing, fire systems and security systems while providing hands-on technical support and guidance in daily facility functions.
Responsibilities:
Operational Support and Coordination:
- Support the Chief Engineer in leading the building engineering staff, ensuring smooth operations across all facility management functions.
- Oversee vendor and contractor performance for repairs, maintenance, and tenant improvement projects. Experience with Construction Management is preferred.
- Support the management and maintenance of the Building Management System (BMS) and all related building automation systems.
- Act as a point of contact for engineering staff, troubleshooting technical challenges, and ensuring operational efficiency.
Facility and System Maintenance:
- Conduct diagnostics, troubleshooting, and repairs on building equipment and systems.
- Coordinate with external service contractors and ensure quality execution of work.
- Perform routine preventative maintenance, including inspections, filter replacements, and service on mechanical equipment.
Safety, Security and Compliance:
- Ensure compliance with local, state, and federal safety regulations under the guidance of all safety and building codes.
- Oversee fire system testing and support repair processes.
- Assist in maintaining security protocols to ensure a safe workplace for tenants, visitors, and employees.
- Identify preventative strategies to minimize equipment failures and system disruptions.
Tenant Services and Emergency Response:
- Support emergency response efforts for facility-related issues within the building and assist with technical issue resolution.
- Provide hands-on support in emergency maintenance situations as needed.
- Assist with office and tenant space modifications.
- Work closely with property management to support tenant move-ins and build-outs, participating in construction OAC calls when required.
- Conduct periodic tenant walkthroughs to proactively address facility-related concerns.
General Building and Site Management:
- Monitor and report on exterior maintenance needs and support the management team in vendor coordination.
- Monitor company vehicles, tools, and equipment for optimal performance.
- Assist in drafting and updating Policies & Procedures related to facility operations.
Required Skills and Abilities:
- Strong technical expertise with the ability to supervise junior engineers and coordinate vendor activities.
- Effective communication and teamwork skills for contractor oversight and tenant interactions.
- Ability to analyze and resolve system failures efficiently and diplomatically.
- Capability to manage multiple tasks while maintaining accuracy under pressure.
- Experience training junior engineers in troubleshooting techniques and best practices.
- Proficiency in HVAC, electrical, plumbing, and building automation systems.
- Familiarity with root cause analysis for mechanical and electrical issues.
- Competency in reading blueprints and understanding building operational procedures.
- Knowledge of federal, state, and local building codes and safety regulations.
Education and Experience:
- Bachelor’s Degree or equivalent work experience in Facilities Management or a related field preferred.
- Minimum of 5 to 8 years of experience in Class A or higher commercial building engineering, facilities management, or a related field, with expertise in HVAC, electrical, plumbing, and automation systems; relevant MEP certifications preferred.
- Experience with tenant improvements, vendor management, regulatory compliance, and project oversight.
- Working knowledge of Building Management Systems (BMS) and energy efficiency programs to support facility performance.
Physical Requirements:
- Stand, walk, use hands, reach with arms, climb, balance, stoop, kneel, crouch, crawl, talk, and hear frequently while performing duties.
- Regularly lift and move objects exceeding 100 pounds, particularly during equipment maintenance and repairs.
- Utilize close vision, distance vision, color vision, and depth perception for inspections and troubleshooting.
- Work in environments with moving mechanical parts, wet/humid conditions, high places, airborne particles, toxic chemicals, outdoor weather, electrical hazards, and vibration.
- Encounter noise levels ranging from moderate to occasionally loud, depending on the task.
- Wear required Personal Protective Equipment (PPE) such as gloves, safety glasses, and harnesses when performing specific tasks.
- Use ergonomic support tools such as anti-fatigue mats and lifting assistance devices to reduce strain.
