HILLWOOD PLANS MORE THAN 2M SF ON 135 ACRES

By Bob Howard ONTARIO, CA-Hillwood Investments plans to develop 2.5 million sf of office, industrial, retail and air commerce uses at the 135-acre Hofer Ranch site next to Ontario International Airport, one of the last and largest development sites remaining in the city, and has named CB Richard Ellis as leasing agent for the project.Hillwood, headed by Ross Perot Jr., is already the developer of one of the largest projects in the Inland Empire, the 2,000-acre AllianceCalifornia development at the former Norton Air Force Base in San Bernardino. The 135-acre Hofer Ranch lies adjacent to Ontario International Airport, with Archibald Avenue to the West and Jurupa Avenue bisecting the property. The developer, which has not announced a schedule for the project, says it will preserve up to 30-acres of the existing vineyards and homestead, including the original turn-of-the-century farmhouse and barn. The proposed project will be rail-served with access to the 60, 10 and 15 freeways.The CBRE team for the Hofer Ranch project consists of: Jay Dick, Darla Longo, Jack Fraker, Natalie Bazarevitsch, David Consani, Jim Koenig and Brian Polkinghorne. Heading the project for Hillwood will be the company’s top local exec, SVP John Magness. Dick describes Hofer Ranch as “the last-standing, largest contiguous piece of undeveloped real estate in the western Inland Empire.” Bazarevitsch notes that the Hillwood project will be situated adjacent to the UPS facility at Ontario airport, which will provide a direct airlink to China and the Pacific Rim.
