HILLWOOD’S MONTERRA VILLAGE TO BE FIRST NON-SMOKING LUXURY APARTMENT COMMUNITY IN NORTH TEXAS

FORT WORTH, Texas (Feb. 12, 2008) – Monterra Village, Hillwood’s first multi-family development at its AllianceTexas project in Fort Worth, will be the first 100% smoke-free luxury apartment home community in North Texas. The first units for phase 1 of the more than 1,000-unit community will be available beginning in mid-March 2008.

“Our data and research from various groups across the country shows that a vast majority of apartment home renters want to reside in smoke-free communities,” said Perry Wallace, vice president of multi-family development for Hillwood Properties. “There also are significant health, safety and cost benefits to having a non-smoking environment throughout Monterra Village.”

Although the concept of smoke-free apartments is relatively new, they are most prevalent in California. Research from surveys done by various groups across the country has revealed that an average of 70% of renters preferred living in smoke-free buildings. Many of those indicated that they would pay a premium to live in such communities.

In addition to eliminating the health risks associated with second-hand smoke, to which a recent U.S. Surgeon’s Report determined there are no safe levels, smoke-free apartments reduce the risk of fire and help lower cleaning and maintenance costs.

The 130-acre Monterra Village is located at the southern gateway to AllianceTexas, southeast of the intersection of North Tarrant Parkway and Interstate 35W. The first phase includes 288 apartment residences and an 8,500 square-foot clubhouse that will be completed by the end of March.

Another unique feature of Monterra Village is the live/work units with adjoining offices that have separate entrances for work-at-home professionals.

Monterra Village offers ample open space, including a 45-acre green belt, which is planned to have interwoven trails, along the west side. The community also will be connected by pedestrian walkways to the 300-acre Alliance Town Center. Located just to the north, Alliance Town Center will offer shops, restaurants, offices and a 70-acre HCA medical campus.

The overall master plan for Monterra Village also includes a medical office park, neighborhood retail and restaurant spaces, as well as suburban-style office structures with residential spaces above.
