Dallas law firm Haynes and Boone L.L.P. will be the first tenant in One Victory Park, a 20-story, 456,000 square-foot Class A office tower under development by Hillwood and Hines just south of the American Airlines Center in Dallas.Haynes and Boone signed a lease for up to 175,000 square feet on six floors in One Victory Park. Dallas’ largest law firm is the lead tenant in the new building and the first major office tenant to locate to the Victory Park district.”We’ll be the first tenant and plan to move in July 2008,” Haynes and Boone Managing Partner Robert Wilson told CPN. “This is a huge move for us and one we’ve been working on for about three years.”The firm will move from 216,000 square feet in the Bank of America Plaza in downtown Dallas to 175,000 square feet in Victory Park. Wilson said the efficiencies of the newer building precipitated the smaller lease size. He declined to release the financials of the deal, but said it is a long-term lease.”There are a lot of new buildings on the block that have tremendous advantages, but this one in particular has easy ingress and egress from all major thoroughfares, DART Rail at Victory Station as well as the location in an exciting environment,” Wilson said. “This will help with recruiting and retention of staff and professionals, too.”One Victory Park, the first of two buildings being jointly developed at Victory Park by Hillwood and Hines, is located along the west side of Victory Avenue adjacent to a one-acre park. One Victory Park will be an office component of the master-planned, multi-use development. Tenants will have 24-hour on-site security with access card system, valet parking, wireless throughout the district, and fitness and spa facilities. The complex will be just steps away from condominiums, apartments, hotels, restaurants, one-of-a-kind retailers, an urban market and the American Airlines Center.
