Ross Perot Jr.’s Hillwood has started construction on Bonham & Baker, a new luxury multifamily community at Frisco Station.
The 410-unit complex will feature a mix of one- and two-bedroom apartments, along with two- and three-bedroom townhomes, helping to meet surging housing demand in a city experiencing major population growth.
Frisco’s population has soared from around 33,000 at the start of the century to more than 240,000, according to the city’s latest population estimates. More widely, Collin County ranked No. 4 for estimated raw population growth nationwide from July 2023 to July 2024.
Pre-leasing is expected to begin in spring 2027, with the first units opening that summer and full completion anticipated by spring 2028, according to an Oct. 20 announcement.
Rental rates will be announced at a later date, and the cost of the development has not been disclosed.
Dallas-based Good Fulton & Farrell Inc. will serve as the project architect, with Grapevine-based Rampart Multifamily as general contractor and JPMorgan Chase & Co. as the lender. Located at the intersection of John Hickman Parkway and Gridiron Road, Bonham & Baker will be Hillwood’s fourth luxury multifamily community in Frisco Station.
“Demand for housing in North Texas remains strong, and we are excited to break ground on our fourth luxury urban living community in Frisco Station,” said Mark McHenry, senior managing director of Hillwood Multifamily, in a statement. “Additionally, the ideal location provides convenient access to numerous employment centers located along the Dallas North Tollway and Highway 121 corridors in Frisco and Plano while being steps away from the retail and entertainment amenities at The Star in Frisco.”
Planned amenities include a coffee bar, wine lounge, EV charging stations, coworking space with private offices and a conference room, a game room, two resort-style pools, two fitness centers, a pet wash station, a dog park, and access to Frisco Station’s 30-acre hiking and biking trail system.
Once the new complex is complete, Frisco Station will feature over 1,600 urban living units, 650,000 square feet of office space and three hotels. The latest groundbreaking continues the growing momentum for the 242-acre mixed-use development, which first broke ground in 2016. In addition to Hillwood, Cambridge Holdings also recently began work on Frisco Station’s first medical office building.
