Frisco Station is adding single-family housing to its growing mix of offices, apartments and hotels as the 242-acre development enters its next phase.
Toll Brothers last week bought 23 acres from the Frisco Station Partnership, the real estate development group overseeing the project, for an undisclosed amount. The Pennsylvania-based homebuilder said it plans to begin construction on a 70-home community next spring, with sales expected to start in fall 2028.
Located east of Lebanon Road and Legacy Drive, the neighborhood will feature one- and two-story homes ranging from 2,800 to 4,700 square feet. Toll Brothers (NYSE: TOL) declined to share additional details about the project, including the price range for the homes.
The Frisco Station Partnership consists of Hillwood and The Rudman Partnership, both based in Dallas, and Kansas City, Missouri-based VanTrust Real Estate.
The project will bring single-family homes to Frisco Station for the first time, giving future residents another option to live near major corporate campuses and amenities. It also comes as available land becomes increasingly scarce in Frisco, where years of rapid residential and commercial growth have pushed the city closer to full buildout.
The neighborhood reflects growing demand for housing near jobs, shopping and entertainment as more residents look to cut down on their commutes. Future residents will be next to Hall Park, which is undergoing a multibillion-dollar redevelopment, and near The Star, home of the Dallas Cowboys’ headquarters. Both areas offer additional nearby retail and dining.
“We have a special opportunity to offer high-end, single-family residential homes during a time when available land in Frisco is limited,” Mike Berry, president of Hillwood and general partner of Frisco Station Partnership, said in a statement. “The Frisco Station Partnership is excited to … broaden the residential offerings in Frisco Station for corporate customers seeking the convenience of living close to work.”
The homes add to continued development at Frisco Station, which already includes office space, four apartment communities and three hotels. Parkhill, Raymond James and Ash Grove have recently joined the development’s office tenant roster. Bonham & Baker, a 410-unit apartment complex by Ross Perot Jr.’s Hillwood, is expected to open in fall 2027.
At full buildout, Frisco Station is expected to include millions of square feet of office space, nearly 100,000 square feet of retail and more than 2,000 residential units, according to its website.
