Trio of new tenants brings Frisco Station to nearly half leased

A new office building at a 242-acre mixed-use development in Frisco is now almost half leased after a trio of new tenants.

Parkhill, Ash Grove Cement Co. and Raymond James recently signed leases at Offices Three at Frisco Station, according to a May 13 announcement. Combined, the three firms, will occupy more than 36,000 square feet at the six-story, 210,000-square-foot building developed by VanTrust Real Estate in 2021.

The new tenants bring the building to 48% leased and represent industries including architecture and engineering, cement manufacturing and financial services.

The Offices One, Two and Three buildings offer a combined 700,000 square feet of Class A office space in one of the hottest submarkets north of downtown Dallas. Frisco, which had a population of just 6,000 in 1990, now has over 230,000 residents. The speed and scale of that growth has transformed the city into a major economic hub, reshaping the rest of North Texas along with it. As of mid-2025, about 13% of the city’s land remained available for development.

Despite rising rents, leasing activity across Dallas-Fort Worth has remained steady, driven by the region’s business-friendly climate, infrastructure and school systems. Class A office space accounted for 7.2 million square feet, or 87.3%, of leasing activity over the past year. The Far North Dallas submarket, of which Frisco is a part, led all submarkets in first-quarter leasing activity with 682,000 square feet leased, followed by Las Colinas with 218,000 square feet, according to a recent CBRE market report.

The average rental rate for the DFW office market is $33.31 per square-foot, which is up 6.0% annually, according to a market report from Partners Real Estate.

“With a location that’s easy to get to and amenities people want to use, The Offices Three continues to attract strong interest and maintain leasing momentum,” Tyler Chapman, director of development for VanTrust Real Estate’s Dallas office, said in a statement.

Alongside the new leases, Offices Three also offers 12,000 square feet of move-in-ready spec suites aimed at companies looking for turnkey office space. The suites, located on the second floor, range from 2,500 to 6,500 square feet.

Frisco Station is a partnership between Hillwood, VanTrust Real Estate and The Rudman Partnership. The development sits near major mixed-use destinations including Hall Park and The Star, home of the Dallas Cowboys.

“Our spec suites and fully built-out spaces are meeting growing demand for turnkey office solutions as tenants prioritize amenity-rich, accessible locations with space they can occupy right away, without the time or cost of a full build-out,” Chapman said.

In addition to office space, Frisco Station already includes four residential communities and three hotels. Dallas-based Cambridge Holdings Inc. has also begun work on the development’s first medical office building, launching a planned health and wellness district.
