Hillwood, Prologis, Blackstone rank among DFW’s largest commercial property owners.
Some of the largest commercial property owners in Dallas-Fort Worth are coastal investment firms with huge, nation-spanning portfolios.
Dallas Business Journal has published its first list of commercial property owners, using data from CoStar Group Inc., and it provides square feet owned by asset class as of this year’s second quarter.
The list tracked multifamily, industrial and retail properties owned in North Texas. It’s important to note the list does not include office data, which CoStar did not supply.
Companies that owned real estate in different asset classes were listed multiple times in order to highlight the sizes of their different holdings.
The top of the list skews toward industrial, as the asset class has some truly giant buildings. San Francisco-based Prologis Inc. ranked No. 1 with 63.96 million square feet across 269 buildings and New York-based Blackstone Inc. came in at No. 2 with 35.63 million square feet and 210 buildings.
Both companies own massive warehouse portfolios across the United States. In an example of their reach, Prologis tops Houston Business Journal’s list of commercial property owners and Blackstone is No. 1 in Austin.
Dallas-based Hillwood Development Co. came in at No. 4 on DBJ’s list, owing in part to its gargantuan master-planned AllianceTexas logistics hub north of Fort Worth. At the end of 2023, Alliance spanned 58 million square feet including industrial, office and retail space and more construction is on the way.
Walmart ranked No. 3 overall, underscoring how the nation’s largest retailer holds massive real estate sway. And the top multifamily owners were No. 6 Cortland and No. 7 Mid-America Apartment Communities Inc.
