FORT WORTH, Texas (August 10, 2023) – Hillwood, developer of the 27,000-acre master-planned, mixed-use AllianceTexas development, announced the launch of two new speculative industrial buildings, Alliance Center East 2 (ACE 2) and Alliance Center East 3 (ACE 3). ACE 2 and ACE 3 are each 224,616 square feet, bringing nearly half a million square feet to the AllianceTexas industrial market.
ACE 2 and 3 are currently under construction along Interstate 35W, north of Westport Parkway and have the capacity to accommodate companies ranging from 84,000 to 224,616 square feet. Speculative tenant improvements will also be delivered by 2024’s first quarter.
This announcement, along with Hillwood’s recently announced lease with Southwire, one of North America’s largest wire and cable producers, proves the industrial sector remains steady. Alliance Westport 25 was originally launched as a 1,076,000 square feet speculative building in August 2022 but is now growing to 1.18 million square feet to accommodate Southwire’s larger footprint. Hillwood’s AllianceTexas strategy is to continually have available, ready-to-occupy Class A speculative industrial options of all sizes for new and existing customers.

ACE 2 and 3 are located directly on I-35W and are designed with the cutting-edge specifications required to meet the needs of future-forward ecommerce, fulfillment and manufacturing operations. Each building includes 32’ clear height, 260-foot building depth, 60-foot loading bays and one 185-foot truck court with additional land ready for expanded car and/or trailer parking. Speculative tenant improvements, including +/- 2,500 square feet of main office space, LED warehouse lighting, warehouse power and dock door packages, will be constructed with the shell building, allowing a customer to occupy and operate within the building upon construction completion immediately.
ACE 2 and 3 will benefit from AllianceTexas’ robust transportation infrastructure platform, which includes the AllianceTexas Mobility Innovation Zone (MIZ), Perot Field Fort Worth Alliance Airport (AFW) and BNSF Railway’s Alliance Intermodal Facility. The MIZ is an unparalleled ecosystem, with comprehensive supply chain capabilities, that provides mobility innovators with infrastructure and strategic partnerships to scale and commercialize new technologies and propel transformational mobility solutions. Providing access to a trained and skilled workforce, ACE 2 and 3 will also have access to the workforce recruitment, training and retention resources that are currently available to all AllianceTexas companies through the Alliance Workforce Center and Tarrant County College’s Corporate Training Center and Center of Excellence for Aviation, Transportation and Logistics (CEATL).
The buildings are being designed by RGA Architects and financed by Inwood Bank. Peloton Land Solutions provided the building’s civil engineering design, and Hillwood Construction Services will serve as the general contractor for the project.
