Luton, [Monday 1st June 2026] —Hillwood, a leading global commercial real estate investor, and tier-one Main Contractor Glencar have officially broken ground and commenced works on-site at Hillwood Park Luton, a major new 284,575 sq ft speculative multi-unit industrial and logistics development located within the established Sundon Park Industrial Estate in Luton.
The 16-acre development represents a significant step forward in Hillwood’s expanding UK pipeline and marks the third project appointment for Glencar with the developer, following successful collaborations at Crewe 335 and Wigan 100. Once complete, Hillwood Park Luton will feature eight high-specification, Grade-A warehouse units ranging in size from 14,251 to 79,975 sq ft.
The project has been designed to meet the rising demands of modern manufacturing, distribution, and e-commerce occupiers and will deliver much needed new logistics space into a highly strategic location just minutes from the M1 (Junction 11A).
In alignment with both companies’ commitment to sustainable development, Hillwood Park Luton is targeting BREEAM ‘Excellent’ and an EPC A rating. The scheme incorporates an array of carbon-reduction and wellbeing-led initiatives intended to maximize long-term operational efficiency for future occupiers.

The scheme is being marketed by retained leasing agents CBRE and DTRE, with Practical Completion targeted for Spring 2027
