Leading global real estate investor and developer, Hillwood, has successfully completed the letting of Q80 Quattro Raunds, comprising 80,747 sq ft, to international furniture retailer Nick Scali. Speed and certainty of occupation was critical to the occupier, who had an urgent need for existing space, and the parties were successful in allowing their occupation within 5 days of agreeing the Heads of Terms.
The unit is part of the wider Quattro scheme comprising four ‘mid-box’ units in total ranging from 10,867 to 117,552 sq ft that was built on a speculative basis and completed in March 2026. The quick occupation of Nick Scali has meant the unit was only vacant for 6-weeks post practical completion.
Three units remain available that have been built to the highest specification, including BREEAM “Excellent” certification and EPC “A” rating, and can accommodate the rising demands of modern manufacturing, distribution, and e-commerce occupiers. Furthermore, the scheme is strategically located adjoining the A45, providing a highly strategic location with strong transport links to Northamptonshire and the Midlands as well as the East of England via the A14.
Hillwood UK are represented by Bidwells and M1 Agency as retained joint letting agents, whilst CBRE acted on the Q80 transaction.
