Hillwood Leases 1.1 Million-Square-Foot Distribution Center in San Bernardino, California

DALLAS    Hillwood, a Perot company, has leased AllianceCalifornia Gateway South Building 3, a 1.1 million-square-foot distribution center completed in December in San Bernardino, California.

AllianceCalifornia, a 2,000-acre trade and logistics center, is one of Hillwood’s largest developments, totaling more than 13 million square feet of new development to date. The property has another 414,000 square feet under construction with delivery scheduled for the 2nd quarter of 2016.

“As the Inland Empire market continues to grow, AllianceCalifornia is well-positioned to leverage its strategic location to attract top-tier corporations,” said John Magness, senior vice president and west coast market leader. “The amenities that this development provides, as well as its unbeatable location in Southern California, lend itself as a prime location for large e-commerce businesses with significant transportation and labor requirements.”

Since 2002, AllianceCalifornia has created more than 9,400 jobs and contributed more than $1.1 billion in economic impact to the San Bernardino community. Hillwood’s industrial developments in Southern California have totaled more than 30 million square feet, with an additional 2.6 million square feet currently under development.

“Hillwood has and continues to be an exemplary partner for the Inland Valley Development Agency and our communities in the revitalization of the former Norton Air Force Base and surrounding region,” said Mike Burrows, executive director of the Inland Valley Development Agency. “The AllianceCalifornia team has successfully transformed this area into a comprehensive master-planned, business-friendly development generating over $1.29 billion in annual payroll and an annual GRP of over $3.6 billion. This results-focused approach has been a beacon of opportunity for industries and employers to take advantage of these amazing facilities.”

Leased to an undisclosed tenant, Gateway South Building 3 is the largest speculative building currently in Southern California. Positioned on 50 acres, the building is located just north of Interstate 10 in San Bernardino and offers access to nearby restaurants, retail and healthcare facilities. In addition, it is 1.5 miles from the BNSF intermodal facility and adjacent to the San Bernardino International Airport.

“Across the country in markets from California to Texas to Florida, Hillwood’s leasing activity is robust, which reflects the quality of our developments and the economic strength of the markets we serve. San Bernardino and AllianceCalifornia are no exception,” said Tal Hicks, president, Hillwood Investment Properties. “Over 14 years ago, we began revitalizing this land through a public-private partnership and turned it into a job-generating hub. This project has proven to be a great asset for the local economy and has made a substantial impact on the San Bernardino community.”
